Renting out your flat might seem complicated but engaging an experienced and professional property agent helps at all stages of the renting process. How I Can Help With Renting Your Condo?

Firstly,

I will have a call or meet up to understand your requirements. Your requirements and preference is very important when renting. If you're not sure don't worry I have the questions to understand them better. This is so the tenant that is staying in your property will not affect your lifestyle. If you're renting out your whole Condo then this will not matter too much. I will also share with you on the current market pricing. The pricing might be higher or lower depending on your home condition, a better renovated home with better furnishing will command higher price.

Secondly,

I will need some professional photos, if you do not have any I can make my way down to snap some photos for advertisement usage. 

Thirdly,

Advertisement is listing portals, social media and paid ads will be done to generate leads. Based on your requirements I will filter the unsuitable tenants. Those that are suitable I will arrange a viewing with them. 

Fourthly,

Viewing will be scheduled at your availability, I will try to group different tenant to view at the same time so to not cause inconvenience to you. However, more viewings is better as it means that there might be a chance that a suitable tenant is found. The viewing will continue until a suitable tenant is found. It is very common to have multiple viewings as not only must you be comfortable with the tenant, the tenant must be comfortable with your place as well. 

Fifthly,

To conclude the tenancy I will assist to negotiate the terms on the tenancy agreement for you, including the pricing and other important tenancy clause. This is to protect you in case any conflict arises. I will also do checks on tenant work passes to ensure that they are eligible to rent your room or home. I will then assist with collection of rental and security deposit transferred to your bank account. Then proceeding with the stamping of documents to legitimise the tenancy agreement which can be used in the court of law. 

Lastly,

I will assist with the handover of the unit on the day of handover. Making sure the handover is done smoothly. Even after handover, if there are any matters which is sensitive to speak to the tenant, you can ask me to speak on behalf. As a middleman, my role is to prevent any conflicts and ensure good relations between landlord and tenant. For example, if rental is paid late, it might be inconvenient for you to speak to tenant, I can do it on behalf. 

How Much Is Your Commission?

I charge a standard rate of 0.5 months for 1 year lease and below, and 1 months for 2 years and below lease. Just contact me so I can explain to you, don't worry, there is no obligations to engage me!
